Orange County
Sell your house in Apopka
Apopka runs its own Building-Safety Division, so a permit pulled inside the city limits is in the city portal and not in the county one. Plenty of houses with an Apopka mailing address sit in unincorporated Orange County, where the county holds that record instead. The property record, the deed, and the plat are Orange County offices either way.
Who holds the permit record for a house in Apopka?
It depends on whether the parcel sits inside the city limits. The City of Apopka Building-Safety Division administers the Florida Building Code and issues building, community development, and fire permits within the limits, and it publishes permit activity by address through the city OpenGov portal. A parcel with an Apopka mailing address that is actually in unincorporated Orange County belongs to Orange County Building Safety, and those permits are searched in Fast Track by address or parcel number.
Start at the Orange County Property Appraiser record, which covers every parcel in the county and names the municipality it is in. That turns two guesses into one search. Recorded documents are a third office: the deed, the plat, the mortgage, and any lien sit with the Orange County Comptroller.
What should I check in a 1970s Apopka subdivision?
Wiring, water supply line, and the drain line under the slab. Errol Estate was laid out around a course built in the 1970s and the Sweetwater course opened in 1975, so those houses are approaching fifty years old even where the kitchens and baths have been redone.
Cast iron under the slab is the item nobody can see. InterNACHI describes the sewer scope that reads it as a video inspection of the lateral from the foundation out to the city tap, the HOA tap, or the septic tank. None of these has to be resolved before you list. A seller holding a written quote decides what to do with it.
What should I know about my HOA in Apopka?
Two of the larger associations here are dealing with golf course land, and it shows up on the dues line. The Rock Springs Ridge association signed a fifteen-year lease-to-own contract in December 2025 for the closed course running through its homes, at $7.3 million including interest, funded by raising dues $370 per household per year. Errol Estate went the other way: the city council approved a redevelopment of its closed course in April 2018, with an eighteen-hole course, a hotel, and 261 homes.
So the current dues figure, the assessment schedule, and the management company name belong in your file before the first call. A number from two years ago will not match what a buyer's lender is handed at underwriting.
How new is new construction on the north side?
North Apopka runs on the Kelly Park Interchange form-based code, adopted in June 2017 and organized around five character zones that step down from the interchange to ordinary neighborhood blocks. Subdivisions inside it were still being platted through 2024.
A recent house is still a house with paperwork. Builder permits and owner permits close out through the same city portal, and an item left open reads the same to an inspector whether the house is five years old or fifty.
Neighborhoods in Apopka
- Errol Estate. Single-family homes, villas, and townhomes around a golf course built in the 1970s and since closed.
- Rock Springs Ridge. Roughly 1,320 homes around a course that opened in 1997 and closed in 2014, with the association now buying the course land.
- Sweetwater Country Club. 510 home sites of single-family houses and zero-lot-line golf villas around a Lloyd Clifton course that opened in 1975.
- Kelly Park Interchange district. North Apopka land under a form-based code adopted in June 2017, where Chandler Hills at 392 lots and Votaw Reserve at 71 were platted in 2024.
- Downtown Apopka. The oldest part of the city, near five individually listed National Register buildings including the 1918 Seaboard Air Line depot. None of the five is a historic district.
- South Apopka. An area the city studied for annexation again in 2023, after 37 years without the discussion. The parcel record is what tells you whether a given address is city or county now.
Housing stock to check
- Apopka counted 13,512 residents at the 1990 census and 54,873 at the 2020 census, so much of the housing here was framed after 1990 and is at the age where the roof, the air handler, and the water heater all come due.
- The golf course subdivisions are the older layer. The Consumer Product Safety Commission dates single-strand aluminum branch circuit wiring to roughly 1965 through 1973 and found homes wired with it far likelier than copper-wired ones to reach fire-hazard conditions at the connections.
- Polybutylene supply line was installed from January 1978 through July 1995, the window the Cox v. Shell settlement used to define its class. It reads as gray or blue-gray plastic at the water heater, under a sink, or behind a toilet.
- Panels labeled Federal Pacific Electric Stab-Lok show up in the same era of house, and cast iron drain line runs under the slab of anything plumbed before PVC became standard. The Commission closed its 1980 to 1983 investigation of those breakers without deciding whether they were safe, and restated that in a 2011 revision.

Before you list in Apopka
- Inside the city limits the record belongs to the City of Apopka Building-Safety Division, searched by address in the city OpenGov portal. For an Apopka address in unincorporated Orange County, run the same search in Orange County Fast Track. Open the Property Appraiser record first so you know which of the two applies.
- Rock Springs Ridge raised annual dues by $370 per household to fund the golf course purchase, so a figure off an older statement is out of date. Errol Estate covers single-family homes, villas, and townhomes, so confirm which declaration governs your address.
- Inside the city limits the City of Apopka bills water, sewer, reclaimed water, and garbage on one account, and electric is separate. If the house is on septic, check whether the parcel falls in the Wekiwa and Rock Springs basin priority focus area, where Orange County says a conventional system on an acre or less has to connect to sewer or upgrade to an enhanced nitrogen-reducing system.
- In a house from the golf course era, photograph the panel label and the branch wire where it lands on a device. A quote on either finding is easier to get now than during a repair request.
- While the cabinet is open, identify what the supply line is made of. Naming polybutylene yourself lets you price a re-pipe before it arrives as a line on an inspection report.
Gather
HOA documents and dues
Find the declaration, the current rules, the dues amount, and the name of the management company. Florida sellers in an association have to give a buyer these, and tracking them down late is what delays a contract.
Inspect
Under every sink
Open the cabinets and feel the supply lines, the trap, and the cabinet floor. A soft cabinet base or a chalky ring is a slow leak that is cheap now and a rot repair later.
Resolve
Replace every burned-out bulb
Match the color temperature across a room while you are at it. A house with one dead bulb per room photographs dim and shows dimmer.
