Seminole County

Sell your house in Lake Mary

Lake Mary incorporated on August 7, 1973 and put up almost all of its housing afterward. The median unit in the city was built in 1997, and about 87 percent of units date to 1980 or later, so the questions here tend to run toward 1990s supply line and 2000s roof covering. The local catch is the address itself, because a Lake Mary mailing address does not always mean the house sits inside the city limits.

Is my Lake Mary address actually inside the city limits?

Often it is not. The 32746 ZIP code carries a Lake Mary mailing address across a wide area, and Heathrow, the gated community founded in 1985, is an unincorporated census designated place in Seminole County rather than part of the city.

Look at the parcel record from the Seminole County Property Appraiser and read the tax district. That one field decides which building department holds your permit history, which code enforcement office answers a complaint, and whether the tax bill carries a municipal millage line.

Get this settled before you list. A buyer who was told city and finds county, or the reverse, treats the surprise as a sign that the rest of the file is loose too.

What does Florida make me give a buyer about the association?

For a parcel in a homeowners association, section 720.401 of the Florida Statutes requires the disclosure summary before the buyer signs the contract. It states that membership is mandatory, that recorded covenants govern use of the parcel, and that regular and special assessments are owed and can change.

The remedy is the part that reaches your closing date. A buyer who does not get the summary in time may void the contract by written notice within three days of receiving it, or before closing, whichever comes first, and that right cannot be waived.

Ask the management company for the declaration, the current rules, the dues figure, and an estoppel early. In a community with both a master association and a neighborhood association, ask twice, once of each.

Does a house built in the 1990s have polybutylene pipe?

It might. Polybutylene was manufactured from 1978 through mid 1995 for water supply piping, and something like 44 percent of Lake Mary units were built in the 1980s and 1990s, so the odds are not trivial on an older part of the city.

You can look without a plumber. It was used for supply, never for drain or vent, so check under a sink, behind the water heater, and where pipe enters through a wall. It is most commonly gray, though white, blue, black, and silver were also made, and the stamp on the pipe is worth a photograph.

If you find it, put the decision in front of your listing agent rather than in front of an inspector. A documented re-pipe with a receipt is a settled fact, and an undisclosed one found on inspection day is a renegotiation.

Where is the permit record for work a previous owner did?

In one of two systems, decided by the tax district. The City of Lake Mary Building Division processes permits, plan review, and inspections for property it covers, and keeps that record in its online portal. The county's permit lookup covers unincorporated Seminole County.

The Clerk of the Circuit Court is the backstop. Notices of commencement, mortgages, liens, and declarations of covenants are all in Official Records, and images go back to 1913, so a job that left no permit sometimes still left a recorded document naming the contractor.

Neighborhoods in Lake Mary

  • Heathrow. Gated community founded in 1985 that is still an unincorporated census designated place, so Seminole County rather than the city handles its permits and code enforcement.
  • Timacuan. Streets built around the golf course at 550 Timacuan Boulevard, which operates today under the name Links of Lake Mary.
  • Fountain Parke. Gated townhome community whose association publishes its governing documents, board meeting notices, and committee rosters for owners online.
  • Downtown Lake Mary. The oldest blocks, around North Country Club Road, where the 1926 Chamber of Commerce building joined the National Register on February 11, 2004 and now holds the Lake Mary Historical Museum.
  • Magnolia Plantation. An association community in the Markham Woods corridor with a Lake Mary address; the parcel record is what confirms whether a given lot is in the city or the county.

Housing stock to check

  • The median Lake Mary housing unit was built in 1997. Roughly 21 percent of units went up in the 1980s and 23 percent in the 1990s, which sits inside the polybutylene era. That pipe was manufactured from 1978 through mid 1995, is most often gray, and was used for supply only.
  • Under 6 percent of units here predate 1970, so cast iron waste line and 1960s aluminum branch circuits are uncommon. What actually dates a house in this city is the water heater label, the age plate on the air handler, and the roof covering.
  • Close to 23 percent of the city's units were built between 2010 and 2019. A newer house still carries paperwork, and about 8 percent of all units are single family attached, which means a townhome association package rather than a plain deed transfer.
  • About 12 percent of Lake Mary units sit in buildings of 50 or more, and another 4 percent are manufactured homes. Detached house, attached townhome, condominium, and manufactured home each hand a Florida buyer a different disclosure set, so identify which one you have before you price the work.

Seminole County records and permits

Before you list in Lake Mary

  • Begin with the tax district line on the Seminole County Property Appraiser parcel record, because that is what tells you which building department to ask. Inside the limits the history sits in the City of Lake Mary permit portal. For Heathrow and the other unincorporated pockets it is in the county's online permit lookup, and neither system indexes the other.
  • Florida Statutes section 720.401 puts the homeowners association disclosure summary on the seller before the contract is signed, and a buyer who receives it late may void within three days. Lots in this area often sit under a sub association and a master association at once, so ask the management company in writing which documents cover which layer.
  • Your bill shows whether the parcel pays a Lake Mary millage on top of the county's. Buyers reading a 32746 address usually assume city services and a city tax line, and the bill settles that in one look instead of a phone call.

Gather

HOA documents and dues

Find the declaration, the current rules, the dues amount, and the name of the management company. Florida sellers in an association have to give a buyer these, and tracking them down late is what delays a contract.

Inspect

Ceilings and the roof line

Look for stains, sagging drywall, and daylight in the attic, then walk the outside and look for lifted or missing shingles and tiles. Water shows up on a ceiling long after it started somewhere else.

Resolve

Replace every burned-out bulb

Match the color temperature across a room while you are at it. A house with one dead bulb per room photographs dim and shows dimmer.
